Your Spring Home Maintenance Checklist

Spring is a good time to take advantage of the warmer temperatures and do a thorough inspection of your home. A lot can change in a single season, so it’s important to take a look, note any changes to your exterior, and look for the beginnings of any problems before they become major issues.

We thought we’d put together a spring home maintenance checklist to follow. This list contains components of your exterior that are most prone to problems, and how to catch them early.

Roof

Winter can be hard on a roof. Check your roof for missing or damaged shingles, as well as anything that looks off. Some signs that you may need to replace your roof include leaks, curling, cracked, missing or mossy shingles, and damage from storms.

Gutters

Never is it more important to have working gutters than in spring. As the rainy season starts, your gutters will fail to keep up the pace if they're clogged or broken. Bad gutters can lead to roof leaks, or could even lead to a wet basement if they fail to move rainwater far enough away from your foundation.

Exterior Walls & Vinyl Siding

Whether you have vinyl siding, brick, wood, or some other material on the exterior of your home, now is the time to inspect it for any damage. In New England, winter and spring are windy, so a lot can happen to your exterior walls without you even knowing. It’s important to patch, repair, or replace any damaged areas to ensure moisture can’t enter.

Foundation

The temperature fluctuations of winter and spring paired with the contraction and expansion of the soil surrounding your home as the seasons change can lead to new cracks in your foundation. While hairline cracks aren’t anything to worry about, large cracks in your foundation can let in excess moisture due to hydrostatic pressure. If you find horizontal cracks in your foundation, then you should have a structural inspection done. A solid roof and healthy gutters will keep the hydrostatic pressure around your foundation at a minimum, keeping water away from any existing cracks in the foundation.

Windows & Doors

Doors and windows wear out with age, especially if you have kids at home. As these components fail, they become dangerous to operate and will overburden your heating and cooling system. Spring is a great time to inspect your doors and windows to ensure they’re operating correctly.
